As you consider acquiring an RV site at Elite Resorts at Crystal River, there may be many questions about the resort and the operation of the resort. The following is intended to help answer some of those questions
1. What is the form of ownership at Elite Resorts at Crystal River?
RV lots at Elite Resorts at Crystal River are sold fee simple with a warranty deed to the individual lot. Owners may sell their lot at any time. Each lot is surveyed and boundaries are marked. Elite Resorts at Crystal River is not a membership or timeshare resort. You own the lot.
2. Who are the resort condominium developers?
The resort is being developed and marketed by Crystal River Park Investors LLC, a Florida company created to acquire and re-develop this resort into an RV condominium. The principals of Crystal River Park Investors LLC, are Roseanne and Eduard Mayer. Roseanne and Eduard Mayer are the principals of Elite Resorts Management Inc. which is engaged in the development and management of several Florida based RV resorts such as Elite Resorts at Citrus Valley, Elite Resorts at Little Orange Lake, Elite Resorts at Tarpon Springs and Elite Resorts at Salt Springs.
3. What kinds of RVs are permitted in Elite Resorts at Crystal River?
The resort is designated for rolling stock RVs including recreational park trailers commonly called “park models”. All RVs in the resort must be licensed by the owner’s state Department of Motor Vehicles and in road ready condition at all times. All vehicles including park models are subject to approval by the resort management prior to occupying the site. Only one self-contained RV is allowed per site. Furthermore, at each individual owner’s expense, each lot is approved for a 60 square foot shed.
4. Who may purchase a site at Elite Resorts at Crystal River?
Any individual or legal entity may purchase a site at Elite Resorts at Crystal River. Elite Resorts at Crystal River is not an age restricted resort – all are welcome.
5. What are the owner’s rights to use their sites?
The resort is open year round and owners may use the resort at any time. Maximum length of stay is 180 consecutive days. RVs may be left on site without restriction. Rules and Regulations of the resorts are provided separately.
6. How much is the monthly Homeowner’s Association Fee (“HOA”)?
The HOA fee is currently $89.50 per month per lot and is payable quarterly in advance. The HOA fee includes water and sewer, garbage removal, common area electric and common area property taxes, lawn mowing of sites, and maintenance of common areas and common facilities, WiFi internet, cable TV and use of the recreational areas including the main lodge and pool area.
7. What other fees or costs are the responsibilities of the lot owners?
Site owners pay their own property taxes, electricity, telephone, and Internet access beyond the WiFi internet. Site owners are responsible for maintaining their own site landscaping and site improvements. Site owners must maintain insurance on their RV and liability insurance on their site. At closing, the purchaser is responsible for approximately $600 for closing costs and the next quarter’s HOA fees. The yearly property taxes are estimated to be between $500 and $900 depending on the lot and improvements thereon.
8. How large are the sites and what amenities are included on each site?
Most sites are range between 2100 and 9000 square feet depending on location. Each site includes a stabilized RV parking pad (that can be optionally paved with concrete or pavers by a purchaser) water, up to100 amp electric service, sewer and cable TV hookups. Site enhancements such as upgraded landscaping, expanded paved areas, storage facilities and furnishings are available at the time of purchase or at a later date in accordance with rules and regulations set forth by the resort management and the HOA Board of Directors.
9. What is the resort policy on pets?
Elite Resorts at Crystal River is a pet-friendly environment. Site owners and renters may have up to 2 household pets. Pets must be kept on a leash at all times and pet owners are responsible for both picking up after their pets and for controlling their behavior to avoid any disturbances to others.
10. May I leave my RV and/or boat in the resort when I’m not present?
Site owners may leave their RV on their site when they are not present in the resort. One vehicle and one boat may be on a site at any time.
11. Are site owners permitted to loan or rent their sites?
Site owners may loan or rent their sites to others subject to loaner and renter complying with all of the Resort Rules and Regulations. In addition, Elite Resorts Management Inc. provides a non exclusive rental management service to owners who would prefer to have a managed site for a fee of 25% of the gross rental income payable quarterly in arrears.
12. Who is responsible for resort management?
Elite Resorts at Crystal River is managed by Elite Resorts Management Inc. The resort will be solely managed by the developer until such time as 90% of the sites have been sold and the management is conveyed to the HOA. The HOA may then select its own management agent or self-manage the resort.
13. Is financing available?
Elite Resorts at Crystal River has excellent relationships with many lenders including Community Bank and Trust of Florida and Wachovia Bank.
